Tenders have been invited for this exclusive private residential development on the south side of Edinburgh. One of the last remaining substantial development sites in this prestigious part of the city, the houses are expected to fetch prices in excess of £1m.
The Rowans is situated in the exclusive Blacket Conservation Area. Originally part of the grounds immediately in front of Newington House, the site was developed as a home for blind women in the 1920’s. This building will be demolished to make way for the new development.
12 two and three bedroom flats and 8 four bedroom duplex penthouses in three villa-like blocks are arranged symmetrically over a basement garage. The penthouses each have extensive terraces and a solarium. The floor plans are exceptionally spacious, each forming a quadrant of a square plan to maximise each house’s relationship with the surrounding mature gardens.
The walls are clad in natural sandstone to blend in with the neighbouring stonebuilt Georgian and Victorian villas, with copper rainscreen cladding on the side blocks where they flank the central block. The garage has a ‘green’ roof forming part of the garden grounds.
Each house will be fully equipped with the latest ‘smart’ technology controlling lighting scenes, sound systems, heating, security and access systems and allowing full access to the internet.
Blacket was an original exclusive ‘gated’ residential enclave laid out on the grounds of Newington House in the early 19th century. Gatehouses and narrow chicanes occur where the streets meet the surrounding main roads. The gates themselves are long removed but Blacket retains an enclave-like character.
Due to the sensitive nature of the site, ARCADE were involved in extensive consultations with the Planning Department to gain Consent for the development.
