5 Key Factors to Look For in a Contractor Guide
10 March 2022
Building your dream home is an exciting milestone the majority of us hope to achieve within our lifetimes. In building a home, you’ll need to consider a few aspects: design, materials, and above all, a reputable contractor who will undertake your project to ensure smooth and efficient construction.
A contractor is definitely an essential part of any building project, as they often gather the team of architects, engineers, and construction professionals to handle the project. A reputable contractor may be your most valuable asset when it comes to building your dream home, commercial space, or in any construction.
Still, not all contractors are held in high esteem. Some unscrupulous contractors are known to cut corners on materials and manpower, resulting in less than favorable quality of work done on certain projects. They may overcharge a client, or bite off more than they can chew in terms of workload, which is why it is important to scout for a reputable contractor.
1. Location
The first thing to consider is the location. You may have heard of a well-respected Singapore construction contractor, but if you’re countries away from their location, then they may not be the most suitable option. Check around your area for existing structures. You will often find the contractor’s name and contact information on signages posted outside of construction sites.
Alternatively, you may ask around friends, family, and colleagues for trusted opinions on contractors. Someone in your network might have had some construction or renovations done recently, and would be happy to share their experiences regarding specific contractors. This way, you’ll be able to gauge how well a potential contractor will work with you.
2. Cost and Budget
Next, decide on your budget, and figure out if you can afford to pay for the entire construction project plus the fees and professional costs associated with hiring a potential contractor. Most contractors will be able to give you a rough estimate of their fees, as well as the overall cost of the project so you can assess your budget better.
Always stick to your budget when it comes to collaborating with a contractor. Highly-experienced contractors would be able to provide you with alternatives in materials, manpower, or fees that would fit your budget without compromising too much on quality.
3. Design and Build Capabilities
Decide whether you would prefer design and build services done by a singular contractor, or have separate contractors for different aspects of your project. This way, you’ll be able to assess your budget, and work with your preferred teams. You may decide you like a different interior design team from what your contractor can offer, and that’s alright!
However, design and build teams can often streamline communications, and generally work better together than individual teams. This is because they have had experience working together since they come from the same contractor. Consider getting design and build services from a reputable contractor instead of having to gather different teams together.
4. Portfolio
Take a look at their portfolio. Have they done work in the past similar to what you expect them to do, or will this be the first time they tackle a residential or commercial project? Residential projects tend to have more design than structure, and commercial projects are opposite as the latter would need to be durable enough for high foot traffic.
Take note of the general style of building your potential contractor has. Their portfolio would also show how long it would take for them to build a similar project, and you can compare their portfolios with their real-life counterparts if they are in your local area. You will immediately see how durable their works are when you compare the portfolio photo to the actual site.
5. Communication Channels
Last but not least, consider how well a potential contractor communicates within their team, with other contractors, and with you. Communication is of utmost importance when it comes to completing projects, and you would of course prefer a contractor that can easily communicate with you. This would avoid misunderstandings, and streamline communication as well.
You can gain feedback on a contractor’s communication skills by checking for reviews of past clients online, or asking around friends and family for feedback. You will be able to know whether the contractor’s teams communicate well with you and with each other, or if there are points to improve when it comes to communicating.
