Make’s Edinburgh studio have submitted detailed and outline planning applications for a mixed use development in Westfield, West Edinburgh, for Duddingston House Properties and AXA Investment Managers

The masterplan will transform a run-down brownfield site, between Stevenson Road and the Water of Leith, into a vibrant new mixed use development which will open up the area for all.

The proposals comprise an open network of buildings and public spaces which fan out towards the Water of Leith, opening up views of the river from deep within the site and adjacent streets and drawing this green swathe into the public and private spaces beyond.

These buildings will house a vibrant mix of small businesses, retail units and 176 new homes provided in a range of sizes and tenures to create a truly mixed community. The diversity of uses is articulated through a variety of elevational treatments, with a range of layered facades featuring clear, translucent or solid panels and louvres or balconies being further enriched by inhabitation.

A new public route will be created to link Stevenson Road to the Water of Leith walkway, with a new footbridge over the river. This opens up a new pedestrian and cycle connection between the Balgreen and Gorgie communities, introducing visual and physical permeability to what is currently a closed-off edge. Already well-served by public transport, the area’s provision will be further enhanced once the proposed tram stop at Murrayfield Stadium becomes operational, and the result will be a model development that uses excellent public transport links to limit car ownership.

Lisa Finlay of Make said, “The proposals for Westfield present an opportunity to realise a model of mixed-use, sustainable, urban development which will recycle a run-down, neglected brownfield site into a vibrant new neighbourhood for people to live, work and enjoy life in this part of the city.”
